Thinking of selling your home? Selling a home is a partnership between the seller and the REALTOR. The KOLB Team offers staging assistance and tips for making your home appear as much like a model home as possible. Those personal and adorable photos of kids and grand kids are near and dear to you heart but they will hinder a prospective buyer when viewing your home. It pays to think like a prospective buyer when you look at your home – take the personal and emotional side out of it if possible. We can help you with that process. We understand that it is difficult to pack up items and store them until you are ready to move. Think of it in a positive realm. You are going to move anyway so take some time to sort out items into categories. Sort into a give-a-way or donate stack, a pack away to move stack, a give to the kids or grand kids stack and a think about this one stack.
Find an out of the way area in the garage or closets for the pack to move boxes. Buyers understand that you are moving and it is fine to have some boxes stored in the garage or a closet. Just be sure not to block a door or storage area that a buyer may want to view. Don’t forget to get a donation receipt when donating items. And what a great time to pass along some items to the kids or grand kids that may help them carry on a certain tradition. Christmas ornaments are a great example. We recently downsized our Christmas decor and I gave our son some items that he made as a child. He can now place those on his tree and share some great memories with his children.
One of the biggest negatives to a buyer is too much furniture in a room. If you plan to discard some furniture don’t wait until you sell. Go ahead and sell or donate as much as possible without inconveniencing your lifestyle. Once you receive an accepted offer you will have this out of the way and be able to focus on other pressing concerns.
Repairs should be completed before the listing is live. We will consult with you to determine what repairs should be made and counsel you as to the pricing points with our without repairs. Although some buyers today are looking for investment properties they are looking for “the deal”. To price your home at the best possible price point minor repairs should be made and upgrades to your home listed along with the year of upgrade. Those items will be very helpful in marketing your home and justifying a possible higher price. Give us a call at 480-809-5759 for a FREE market analysis of your home value.
