Whew! We are nearly to the end of this dry monsoon season that has turned out to be hotter and more humid than usual.
Overseed, Golf Expo, and Tribute Bands – all words that mean fall is upon us and snowbirds are returning for another fun-filled season at Sun Lakes.

The Helping Seniors through the Selling Process seminar is back by popular demand this October 24th. We are also hosting two Shred-A-Thons this year, one for IronOaks and one for Cottonwood-Palo Verde. Hosting for two different locations will help us avoid the long traffic lines we had last fall. This newsletter is not all about events; some of this letter is devoted to the crazy Sun Lakes real estate market. At a recent conference hosted by Cromford, (with whom we have a paid subscription to monitor the real estate industry daily) they shared that the market will remain stable for sellers through the end of the year. We are finding that to be true. We recently listed a home in Cottonwood at a little above market price.
We had 12 showings in one day, six offers and it sold for over asking price. Folks, we are long overdue for a shift, and this crazy market is not going to last forever!

Pickleball Update
The wall we’ve been working on is currently being constructed, and soon the concrete will be poured. The courts are taking shape and should be ready to play on this fall. It was no easy task to remove the massive amount of dirt, but that part is over, and it’s truly starting to take shape!

Giving Back to The Community
August 24th was our first seminar on Senior Eye Health Care. We partnered with Barnet Dulaney Perkins and only expected about 20 during the hot summer season, but we ended up having 40 people! Clearly, there was interest and a need.

Jacob’s Mission is an entity near and dear to our hearts. Started by three foster moms, these ladies paid one million dollars to a rundown Church in East Mesa. Keller Williams Red Day had over 100 people show up to organize, construct a playground, stock a pantry, and separate clothes for kids into size groups. This program supports families who foster kids.
Many do not qualify for assistance, and this organization is there to provide food, clothing, study partners, and so much more. We helped by sponsoring a “back to school supply” drive with a box in the IronOaks clubhouse.
The Sun Lakes community is so generous that we delivered TWO SUVs full of school supplies and backpacks for these kids! We appreciate your help in supporting this with us.
Visit Jerome – A Ghost Town with a Lively Past!
From saguaro filled desert to high country forest, Arizona is known for its vast and awe-inspiring landscapes. This state is perfect for day trips! A scenic two-hour drive north of Phoenix will lead you to Jerome, a place that in the 1800s and early 1900s was known as one of the most raucous (and lucrative) mining towns in America. After the ore vein dried up, so did the booming population of 15,000. It became a ghost town, said to harbor the souls of lost miners.
Today, it’s a combination of historic buildings, mine tours, museums, restaurants, saloons, shops, galleries, and art studios - all with incredible stories to tell.
Jerome was built on top of a vast deposit of copper, 5,000 feet above sea level. The town was cleverly (and seemingly precariously) constructed on the side of Cleopatra Hill (the views are spectacular!) with hairpin turns connecting the three main streets. A New York City newspaper called this boom town “The Wickedest City in the West.” A local count tallied 37 bars, 13 bordellos, and four churches, which the locals figured was just about right! Miners, smelter workers, freighters, gamblers, bootleggers, saloon keepers, storekeepers, prostitutes, and preachers made up the colorful fabric of this town.
Cooling off (averaging 20 degrees cooler than Phoenix!) with a scenic drive to this National Historic Landmark won’t disappoint. Today's commerce in Jerome centers around the artist community, so after exploring the mines and museums, make sure to grab a bite to eat at one of the famous joints and do a little shopping at the eclectic studios.
Staging
When people hear this word, they often think they have to pay a lot of money to get someone to stage their home before they sell.
Staging is merely removing much of the day to day things from counters and wall space so that it is concealed and the home appears much larger. For some, that may mean removing some of the furniture. When we view your home, we are looking at it through the eyes of a buyer and will offer tips on how you can increase the number of showings that are productive and will bring one or more offers. We also provide access to staging professionals who can do this work for you. Studies show that homes that are staged sell for more money and in less time than those that aren’t.
