4th quarter home sales shows a continuing trend upward going in to 2021. In the first place, Sun Lakes, AZ is enjoying an amazing 11.8% appreciation in home values over this same time period last year in 2019. In light of this, there are only 44 homes actively on the market in all of the Sun Lakes, AZ communities. This is an incredibly low number. So, as you can imagine it is still a sellers market. By the same token, interestingly enough, there were 694 homes sold in all of Sun Lakes, AZ in 2020. This is right in the middle of the average sales year after year. Furthermore, what this means is that homes are still being listed, but we have very high, willing and able buyer demand.
Average Sales Price for Sun Lakes, AZ Sees an Appreciation of an Incredible 11.8%

With this in mind, Sun Lakes as a whole in the 4th quarter of 2020 saw the sales of 198 homes. The average sales price was $338,154. In fact, during this time period average days on market was 39. Remarkedly down from 50 average days on market in 2019. Likewise, in 2019 163 homes closed with the average sales price of $299,500.
Home Sales Continue to Increase in IronOaks in 2020
Notably, homes sales continued to see an increase in IronOaks in the 4th quarter of 2020 with 78 homes going under contract with the average price of $429,929. Comparatively, in 2019 for this same period 59 homes were sold with the average price of $383,134. Also, days on market between both years saw quite a decrease in 2020 with 38 average days on market and 2019 being 58.
4th Quarter Increase in Home Sales for Cottonwood and Palo Verde in 2020
To clarify, in the 4th quarter of 2020 we see home sales rise in Cottonwood and Palo Verde. For instance, 75 homes sold in this last quarter with the average sales price of $358,813. Significantly, in 2019 we saw 39 home sales during this same time period with the average sales price of of $203,977. Interesting to note, that average days on market for 2019 were 36 and 43 for 2020.
Sun Lakes Country Club Homes Sales Show an Increase in the 4th Quarter of 2020
In the 4th quarter of 2020 Sun Lakes Country Club had sales of 45 homes with the average price being $225,722. Whereas, in 2019 39 homes were sold with the average sales price of $203,977. Uniquely, average days on market for both years are the same at 36.
