Single agents must juggle many balls. They are the marketing, prospecting, buyer or seller representative, and communicator throughout the process, and no one person can do all jobs well. Initially, when an agent is just starting out, or working part time, they may be able to manage. But, as they grow their business, some things can get overlooked.
For example, communication isn’t the best or an important date gets missed. These types of mistakes can potentially cost you thousands of dollars. Having started my career as a single agent, I am qualified to address the advantages of a real estate team.
What are the Advantages to Hiring a Real Estate Team?
The single most important reason is you have an entire team of professionals that are knowledgeable about the industry rather than just a single agent who is working with other clients and may not have the time to devote to your home purchase or sale.
A common misconception people think is that if you hire a team, you will not work with the same person throughout the transaction. That is completely false. Your agent is your agent throughout the entire process whether you are buying or selling a home.
The advantages to hiring a real estate team include knowing that your real estate agent is with you throughout the entire process, but you have the added benefit of a team that specializes in marketing, transaction management and other areas so that your agent can direct their full attention to you.
A single agent cannot do that.
They must continually be prospecting for new business, marketing to get new business, managing transactions, and scheduling the various inspections, title and closing dates.
As a single agent, I struggled to make time to maintain a website, create valuable content that ranked the website in search engines, prospect for new business, handle the business I had, and more. Then, there was social media.
The National Association of Realtors (NAR) says that 90% of people start their search online. So, I had the added pressure of creating and maintaining social media. It wasn’t just about having a Facebook page. I had to build the audience, create engaging posts that people would read and learn the analytics in order for it to be effective.
That was overwhelming as a single agent. Joining a team let me do what I did best – work with clients. Others on the team were marketing professionals and they took care of that!
Another important benefit is knowing someone will be available and familiar with your transaction if your agent is ill or has an emergency situation arise. A single agent relies on someone in their office who doesn’t know their business or client base.
Analogy of a Hiring a Team
Consider a recent dental appointment. Did your dentist check you in, clean your teeth, set your next appointment, and check you out? Of course not. Your dentist focused on what matters to you – your overall dental health. The dentist is the one that has the expertise and knowledge to diagnose problems, treat them and make sure you have healthy teeth.
Similarly, your real estate agent should be focused on you and your real estate transaction. Your real estate agent will have the expertise to listen to your needs and goals, make recommendations. They will work to steer you away from potential problems, and guide you to a successful closing.
The team will have a marketing assistant focused on marketing the business so your agent is not spending valuable time away from you to market and prospect. The team will have a licensed real estate assistant who will manage all of the deadlines associated with the transactions. We ensure that a successful closing occurs without incident.
