We are often asked who owns the golf courses, tennis courts and amenities and the answer is the HOA in each of the respective areas owns all of the amenities. And we are asked what the capital improvement fee is all about. All active adult communities in the east valley have a capital improvement fee. Ironwood and Oakwood were the only ones that did not. That is until last year. The Board of Directors implemented the fee which is equal to one year of annual HOA dues. That fee, normally paid by the buyer, goes into a fund that is used for capital improvements. We actually had one buyer that wouldn’t consider purchasing a home in an area without this fee. He wanted to be assured that the buildings and amenities would be upgraded and kept in good condition to protect his home values.
