Arizona retirement communities abound in the valley of the sun! It’s no wonder with winters that boast of abundant sunshine and warm temperatures. Arizona has two distinct areas in Phoenix known as the East and West Valley.
There are pros and cons to each. The East Valley offers close proximity to both Sky Harbor International and Mesa Gateway Regional Airports. Most of the East Valley 55+ communities are no longer offering new construction. The exception is Trilogy at Encanterra which is a mixed-use with an area devoted solely to retirees and a larger area that is not age-restricted. Lone Tree in Chandler is another smaller retirement community that offers new construction, but it offers no amenities such as golf, tennis and swimming pools.
The West Valley is home to the Arizona Cardinal Football Stadium. It has some new construction communities to offer those who are looking for a new build.
Sun City was the First of the Arizona retirement communities.
Sun City offers the original Sun City Community along with Sun City Grand and Sun City Festival. As a result, Arizona retirement communities begin to spring up all across the valley. Surprise is a newer city that offers newer homes. With that in mind, it is also in the vicinity of Luke Air Force Base with air traffic and noise issues. Arizona Retirement Communities in the East Valley
East Valley retirement communities include the largest known as Sun Lakes, AZ with just under 10,000 homes in 5 communities. Homes for sale in Sun Lakes AZ do not last long with rising prices and low inventory. Because of this as well as location, amenities and affordability, many people choose Sun Lakes AZ as their permanent or snowbird home.

Gilbert offers a 55+ gated community known as Trilogy at Power Ranch. You will enjoy a smaller community without sacrificing on amenities. And, further south on I-10 in Maricopa, you can find less expensive homes in the Province 55+ community. Keep in mind that distance to large retail shopping and entertainment will have to be factored into your decision.
West Valley Retirement Communities
Best known is the original and largest in Arizona Sun City. Started in the 1960s, this retirement community grew by leaps and bounds to a population of over 100,000 today during the winter months. Additional communities followed with Sun City Grand, Sun City Festival and Pebble Creek.
