Get your offer accepted the first time! Buying a home can be a stressful and emotional time. But, with the right choice in Realtor® much of that stress can be eliminated. First, it is important your agent knows the market. Thus, providing you with accurate comps and information to help support your offer. In other words, a good agent will be guiding you into making the correct initial offer.
Have Good Knowledge of the Community
Second, and equally important, is that your agent have a good knowledge of the community you wish to purchase in. For instance, what is happening in the community and is there anything the buyer should be aware of? For example, the construction of new pickle ball courts in Oakwood will bring value to the community. And whether or not an assessment is levied for that new construction is another.
Due Diligence is Your Friend
Third, do your due diligence and talk to the neighbors! By the way, your real estate agent is a great source and can help by providing you with some tools to do your own due diligence. But don’t overlook having a chat with your potential new neighbors. They may tell you more than you want to know, but it is great place to discover the nuances of the community.
Learn Who the Players Are
Fourth, a good agent has a team of professionals that will make your transaction run smoothly. First, is the inspector who will do a home and termite inspection. Likewise, there may be a roofing, plumbing or HVAC professionals. Of course, the title company is a key player. For instance, they will open escrow, run preliminary title reports and provide clear title upon closing. Additionally, the lender is another important player if financing the sale. This is critical, as the closing disclosure is required to be at the title office at least three days prior to close of escrow. Consequently, failure to do so could result in breach of contract and loss of earnest money.

Last but not least, a very important key is having a trusting relationship with your agent. As a matter of fact, if your real estate agent knows the community and the market they will be able to guide you into making an offer that has a reasonable chance of acceptance.
