November is a great time to express gratitude as we approach Thanksgiving celebrations. Our team would like to let you know how much your support and business means to each one of us.
The Kolb Team was founded in 2010 by John and Becky Kolb and since then, we’ve grown to include seven team members; this includes Carey and Trish Kolb, Lynette Messick, Anne Annis, and Helen Edie.
As of November 15th, we have “under contract” and sold 435 homes. Roughly half of our business comes from you – our clients, friends, and sphere of influence. Giving Back: Not one, but two, Shred-A-Thons are coming in January
Mark your calendars, the Kolb Team is once again sponsoring a Shred-A-Thon for both IronOaks and Cottonwood-Palo Verde.
Due to the incredible success we had with the last Shred-A-Thon, the HOA’s have asked us to split this year’s event into two locations to help with traffic flow.

We Support the Assistance League and Ask for Your Support Too
The Assistance League clothes 10,000 needy schoolchildren each year.
With proceeds from their Chandler thrift store, Assistance League of East Valley provides new school clothing for over 10,000 needy schoolchildren in the East Valley each year.
The all-volunteer organization also provides 12 college scholarships; 5,000 assault survivor kits for hospitals and fire departments; and parties for elderly day care attendees.
You can help by shopping at the store, 2326 N. Alma School Rd, Chandler, and by donating good used clothing, furniture and household items. Hours are 10 a.m. - 5 p.m. Tues-Sat. New members and volunteers welcome. Information: www.assistanceleagueeastvalley.org.
SPDS
The Seller Property Disclosure Form is a 7-page document that must be completed by the seller and given to the buyer upon contract acceptance.
At a recent disclosure continuing education class, the instructor stated that many lawsuits arise in a home sale because the seller or their agent fails to disclose information to the prospective buyer. I use the term “agent,” because if the seller tells the agent about a leak and then fails to disclose it, the seller’s agent must disclose it to the buyer’s agent. The SPDS is broken down into sections that include:
- General information about the home
- Roof
- Electrical
- Plumbing
- Pests/Animals
- Termites
- Exterior & Garage
- Noise
The seller’s agent is prohibited from completing this form for the seller. Essentially, anything you know about the home should be disclosed. Very rarely does a buyer cancel the sale because of information disclosed on the SPDS. If the home had a leak, disclose it by sharing what happened, what was done to repair it, and whether or not there were issues in resolving it.
One of the questions on the SPDS form asks whether or not the home being sold is in the vicinity of an airport. Many in our area select “no,” but in actuality, part of Sun Lakes is included in the flight pattern for the Chandler Regional Airport. Folks on the west side have crop-dusters on the Indian Reservation, and there is a small airport on the reservation. It is best to disclose information like this in the context of SPDS.
What you do not have to disclose is whether or not a death occurred in the home. If asked directly, you must answer truthfully, but it is not required to be disclosed on the SPDS. Rest assured, however, buyers will talk to the neighbors who are not reticent to share everything they know, including the roof problem you’ve had for a few years. So be kind to your buyer and yourself and answer those questions to the best of your knowledge.
