As we move into our strong selling season in Sun Lakes Arizona we are seeing our inventory begin to rise. Currently there are 171 homes on the market in all of Sun Lakes which is up quite a bit from the summer and into the beginning of fall where we were under 100 homes for sale. We always dip in inventory in the summer months but this year the inventory was one of the lowest and homes that were listed sold fairly quickly. Rising inventory is good for buyers who have waited throughout the summer to find a home. They have more choices, however the home prices have also increased and it takes a good real estate agent to educate buyers and sellers alike on the home values in Sun Lakes Arizona in 2013.
Gone are the “deals”. Buyers who make “low ball offers” are often finding sellers will not even respond with a counter. It is important to have an agent who knows the market well and can help educate the buyer on getting an offer accepted.
Sun Lakes Arizona
Sun Lakes is one of the top choices for active adult communities in Arizona. Why? Location is everything. Sun Lakes is just minutes from all major freeways – I-10, the 101 and the 202. We are seeing a number of buyers coming from the west side – Sun City and Surprise in particular. The Luke AFB noise and the traffic and distance to the airports has a negative impact on these buyers who want the convenience, affordability and location that Sun Lakes has to offer. And the famed Price Corridor is just out the back door of the Sun Lakes community. Home to major employers such as Intel, Pay Pal, GM Financial Services, Ebay, Orbital, Avnet and many more coupled with the fact that residents can be 40+ (no children under 19 living in the home) make Sun Lakes a great place to live while still working.

With just under 10,000 homes and five separate communities, Sun Lakes offers a great lifestyle with a huge playground. 99 holes of golf, 27 tennis courts, 12 swimming pools, fitness centers, walking paths, lakes, pickle ball, restaurants, entertainment and many social clubs and organizations.
