Palo Verde, like the other Sun Lakes communities, saw low inventory for much of 2013 creating higher prices and more buyer demand than in 2012. 61 homes sold in both 2012 and 2013 but the statistics are different! The average price home that sold in 2013 was $264,815 up 8% over 2012’s average price of $244,993. Average sales to list price ratio rose slightly in 2013 with .96 compared to .95 in 2012. One of the trends most enjoyed by sellers was average days on the market was down in 2013 to 96 from 2012’s average of 137. A month makes quite a difference in carrying costs.
The highest priced home that sold in 2013 was $420,000 compared to $400,000 in 2012. The lowest priced home to sell in 2013 was $170,000 compared to $137,500 in 2012. Part of this is due to the lack of short sales and lender owned properties in 2013 and the low inventory with increased buyer demand. The “deals” are gone in Sun Lakes Arizona. Even with interest rates rising some, the rates are still lower than they have been in many years and inventory is increasing with the holidays passed.
