Grateful for 2020?
Does that seem possible? Well, we here at The Kolb Team are feeling especially grateful for this past year, in spite of the craziness and destruction/disruption of a global pandemic. Yes, we had to make some adjustments to how we do business, especially given the demographics of our active adult market. But we huddled and made the adjustments quickly, instituting protocols to help keep buyers and sellers safe. When showing homes, we wear masks, carry disinfecting wipes in our cars, and open doors and cupboards for our clients to minimize surface contact for both the buyers and sellers.

We are able to do the majority of paperwork via electronic signature, minimizing face-to-face contact. Because of the trust placed in us by our clients, we were able to sell 109 homes in 2020, which ironically and amazingly is the exact same number of homes we sold in 2019!
Yes, we are grateful for a great year of business under challenging circumstances, but we are most grateful for the non-real estate accomplishments we made in 2020 as a team.
- We held 2 free shred-a-thons for the Sun Lakes community
- With the help of this amazing and generous Sun Lakes community, we collected more than two SUVs full of toys and clothes to donate this holiday season to Jacob’s Mission, a non-profit center for foster children and their families
- Again with the help of our Sun Lakes friends and neighbors, we collected over 600 pounds of food for United Food Bank in 2020, a year when food banks are struggling to provide for the overwhelming needs in our community
- In April, we started donating $100 for every listing we sold to Polio Plus, Rotary International’s global campaign to eradicate polio. In 2020, we donated $3,800 to Polio Plus. Those Rotary donations are matched 2-for-1 by the Bill & Melinda Gates Foundation, which makes our donation worth an additional $7,600 to the cause! Thanks to all of our clients, who put their trust in us to sell their homes to make all of these good things possible and move the world closer to a world free of polio.

In the end, 2020 was not unlike all of our other years in real estate. We met a lot of new people, many who have become friends and neighbors, and that is really the most gratifying part of this business. We are so grateful for each and every one of you, and feel so blessed to be doing something that all of us love with people like you! Let’s go make 2021 a safe and blessed year for everyone we touch!


The CLUE report in real estate provides potential buyers with the insurance history of a property. Life seems to have more complications every year, and this can also be true in a real estate transaction. Primarily, a Comprehensive Loss Underwriting Exchange (CLUE) report includes dates of any claims and any insurance companies involved. Also, it tells you the type of policies that were in effect and whether the loss has a relation to a catastrophe (such as a hurricane).
Of course, it will cite the location of loss, as well as the amount of payment and cause of the loss. CLUE reports go back five years into the history of a property. By the way, it is standard industry practice to purge losses over five years old.
Who can order the CLUE report? Only the owner of a property or the insurer can request it, so if you are the buyer and want the information, the seller needs to do so. A CLUE report can provide loss information that may make a buyer think twice about purchasing a certain home. With this in mind, if an issue was caused by water damage, mold becomes a concern, and the buyer may pass on the deal. If there was a discovery of mold and remediation was done, a mold remediation certificate should be given as proof. Please keep in mind that the seller is not required to give the loss history or the seller property disclosure, making CLUE reports very important. Providing the CLUE report is one more way to give potential buyers peace of mind and confidence to move forward with a purchase of a particular home. This is especially true if the report shows a clean bill of insurance health.
Wow! Your generosity during our toy and pajama drive for Jacob’s Mission was truly overwhelming! Jacob’s Mission is an organization that has dedicated itself to helping foster families in the area, who are able to come to the community center for help with many household needs, including food, clothing, toys, toiletries, and even music classes and homework help, just to name a few.
We are so proud to be a part of this great community. We would also like to thank the IronOaks HOA - particularly Michele Renahan and Brittany O’Connor in the Marketing Department - for helping us put this together. This is why we love Sun Lakes!

Pepperoni, Spinach, and Mozzarella Grilled Cheese
- 2 Ciabatta rolls
- 1 tbsp unsalted butter or olive oil
- 2 tbsp marinara sauce
- 4 oz coarsely grated mozzarella
- 1 oz thinly sliced pepperoni
- 1 cup baby spinach or arugula.
- 1 tsp cream of tartar

Split 2 ciabatta rolls in half and the brush the outsides with melted butter or olive oil. To the bottom half of the roll, add the marinara, pepperoni, cheese, and spinach or arugula, then form sandwiches with top of rolls. Heat in a large, covered skillet over low heat. Cook the sandwiches until golden brown and crisp, and the cheese has melted, about 4 to 5 minutes per side.
