Contingency
If a property is contingent, or the contract contains a contingency, certain events must transpire or the contract can be considered null. A contingency might be that the home must pass an appraisal or receive a clean inspection.
The sale of a home could also be contingent on the buyer selling their home by a specified date. If either the buyer or seller fail to meet the expectations of the contingency, either party can exit the contract.

Recipe of the Month
Goulash
Ingredients:
- 1lb ground beef
- 1 medium-sized onion, chopped
- 1 c uncooked elbow macaroni
- 1 tbsp vinegar
- 1 tsp salt
- 1/8 tsp pepper
- 1 tsp dry mustard
- 1 tbsp Worcestershire sauce
- 2 c tomato juice
- Cook the ground beef with the onion until meat is browned.
- Add remaining ingredients to the pot or pan and simmer for 20 minutes.

US Presidents and TV
The 2024 Emmy Awards ceremony was held last month (delayed from the original September 2023 date due to the entertainment industry strike). We combined TV and presidents and found some interesting facts to share with you!
The president who won an Emmy did so for his contribution to televised news, but that isn’t why most people probably associate him with TV. He had a slogan and advertising spots produced by the “mad men” of NYC’s Madison Ave, which helped him win and made him a pioneer in the use of television for political campaigns. Being a decorated officer during wartime, he really wasn’t pleased that his military credentials and war record wasn’t enough itself to get him to the White House. Did that information give you any hints to one of this month’s trivia questions?
Harry Truman was the first president to have a speech given from the White House televised. It was on October 5, 1947, and in his address from the Oval Room, he discussed Europe’s ongoing recovery after the conclusion of World War II. The grieving of those who survived the war, property and infrastructure being destroyed, and displaced Europeans were devastating conditions, but it was the food shortage that the people of America could help with the most.
Europe’s weather in 1947 was inhospitable to crops, and Truman’s speech reminded and inspired Americans to continue their efforts including raising funds, conserving food (especially grain) so it can be shared with those in need and sending CARE packages overseas to help combat the famine. The initiative was called the Citizens’ Food Committee.
