Buyer activity is definitely picking up in Sun Lakes as showings are up and open house attendance is also significantly higher. Winter and Spring are generally the best time for sales because it’s when all the snowbirds and renters are here, and also, a lot of people visit Arizona this time of year to play golf, go to spring training, or visit friends and relatives.
So, are we in a buyer’s or seller’s market? According to the Cromford Report, a group out of Tempe that tracks residential real estate in the Phoenix valley, Sun Lakes is currently in a buyer’s market. Inventory is up and buyer activity is picking up, but still a little soft for this time of year. Their bellwether index - the Cromford Market Index, which tells us whether we are in a buyer’s or seller’s market - is currently at 68.8 in Sun Lakes, which is a moderate buyer’s market (100 is a balanced market).

Assumable Mortgage
A mortgage loan that can be taken over (assumed) by the buyer when a home is sold. An assumption of a mortgage is a transaction in which the buyer of real property takes over the seller’s existing mortgage; the seller remains liable unless released by the lender from the obligation. If the mortgage contains a due-on-sale clause, the loan may not be assumed without the lender’s consent.

Recipe of the Month
The Best Chocolate Chip Cookie Recipe Ever
Ingredients:
- 8 tbsps of salted butter
- 1/2 c white sugar
- 1/4 c packed light brown sugar
- 1 tsp vanilla
- 1 egg
- 1 1/2 c all purpose flour (6.75 ounces)
- 1/2 tsp baking soda
- 1/4 tsp salt
- 3/4 c chocolate chips

Directions:
- Preheat the oven to 350°F.
- Microwave the butter for about 40 seconds to just barely melt it. It shouldn’t be hot – but it should be almost entirely in liquid form.
- Using a stand mixer or electric beaters, beat the butter with the sugars until creamy. Add the vanilla and the egg; beat on low speed until just incorporated – 10-15 seconds or so (if you beat the egg for too long, the cookies will be stiff)
- Add the flour, baking soda, and salt. Mix until crumbles form. Use your hands to press the crumbles together into a dough. It should form one large ball that is easy to handle (right at the stage between “wet” dough and “dry” dough). Add the chocolate chips and incorporate with your hands.
- Roll the dough into 12 large balls (or 9 for HUGELY awesome cookies) and place on a cookie sheet. Bake for 9-11 minutes until the cookies look puffy and dry and just barely golden. Warning, friends: DO NOT OVERBAKE. This advice is probably written on every cookie recipe everywhere, but this is essential for keeping the cookies soft. Take them out even if they look like they’re not done yet. They’ll be pale and puffy.
- Let them cool on the pan for a good 30 minutes or so (I mean, okay, eat four or five but then let the rest of them cool). They will sink down and turn into these dense, buttery, soft cookies that are the best in all the land. These should stay soft for many days if kept in an airtight container.
