2022 Year in Review
As we enter 2023, my… how things have changed. As documented in previous newsletters, the market slowed dramatically starting around Memorial Day last year. The first 5 months of 2022 had us on track for another 25%, but buyer demand slowed, certainly spurred by rising interest rates and buyer fatigue from rising prices and bidding wars. So where did we end up?
Despite the slowdown in the last 7 months, we still saw year-over-year appreciation of over 18%! Some interesting current market statistics since the Memorial Day 2022 slowdown:
- Inventory is up 193%
- 277 of the 599 closings for the year (322 in the first 5 months)
- Average price was $472,494
- Average days on market was 46
- Current days on market is nearing 70 for active and under contract listings
Currently, we get asked frequently if prices are going to keep going down or even worse, and are we headed for another housing market crash like 2007. The following graphic compares the current economy/housing market vs the conditions leading up to the last housing market crash.

Creamy Winter Squash Soup
Ingredients:
- 1 stick of butter
- 1 large onion, chopped
- 2 lbs of winter squash or pumpkin, peeled, seeded, and cut into 1-inch cubes
- 3 C chicken broth
- 1 C heavy cream
- 1 Tbsp Sherry
- Salt and fresh ground pepper
Directions:
Melt butter and cook the onion and squash in it for 5 minutes. Add broth and cook for 1 hour, covered, until the squash is soft.
Puree in a blender and return to the pan. Add the cream, sherry, salt and pepper to taste. Warm and serve with chives on top.
