It is hard to believe that 2024 is half over. The first half of 2024 has been a very subdued period for Greater Phoenix's residential real estate market. It is not in trouble, but the closing volumes have been far below normal, and buyer enthusiasm is unusually weak and getting worse. Supply is significantly higher in The Valley than last year but remains below normal and shows a few signs of starting to decline. The weak demand is currently well matched, and we are in a balanced market overall, though significant variation can be found among sub-markets based on location (like Sun Lakes) and price range.
Compared with buyer's desires, there is too much supply on the outer fringes and not enough in the center of The Valley.
In Sun Lakes, the story is similar in some respects, like lower-than-normal buyer demand/activity. But inventory in Sun Lakes remains extremely low with only 63 active listings. This still translates to a moderate sellers’ market as tracked by the Cromford Index which sits at 179.1 (an index reading over 100 is a sellers’ market).

As you can see from the above chart, sales volume is down from the same period last year, and down significantly from the same period in 2022. Remember, the first five months of 2022 was the last of the “crazy” sellers’ market, as we quickly shifted to a balanced market by the end of the summer of 2022. Prices are back to where they were before the correction of 2022. Prices are up almost 10% over the first half of 2023.
The election is looming on the horizon and there is talk of a possible interest rate reduction as early as September, so the remainder of 2024 could be very interesting. The Kolb Team will be monitoring the real estate market closely as always, and we are here for all your real estate needs.

Recipe of the Month
Rhubarb Pie
Ingredients:
- 1½ c rhubarb, cut up
- 1½ c sugar
- 2 eggs, separated
- 3 tbsp cornstarch
- 2 tbsp sweet cream
- Pinch of salt
- 1 tsp vanilla
- Pie shell, baked
Directions:
- Combine in a saucepan all the ingredients except the egg whites, vanilla, and pie shell.
- Cook over medium heat until thick, stirring often.
- Once the mixture is thickened, remove from heat and stir in vanilla.
- Pour into baked pie shell.
- Make meringue from egg whites by whipping them to firm, glossy peaks. Dollop on top of pie and brown under the broiler.

Have You Thanked Willis Carrier Lately? You Should!
If you ask us, we should all be thanking him quite often, especially this time of the year. There’s something so reassuring when you hear the ‘click’ and start to feel air coming out of the ceiling; but on days when the high temperature is expected to hit triple digits, that ‘click’ can mean the difference between life and death. Repeat after us: “Willis Carrier, thank you for inventing air conditioning!” Now that we know what to thank him for, let’s learn more about how he came up with the idea and brought it to fruition.
Willis Carrier was born in November 1876 near Buffalo, New York. After high school, he attended Cornell University, earning a Master’s of Engineering degree in 1901.
He joined the Buffalo Forge Company after graduating. In 1902, he submitted mechanical drawings that represented his idea for mitigating an air quality problem at Brooklyn, New York’s Sackett-Wilhelms Lithographing and Publishing Company. The humid summer caused paper to grow and shrink, and because color printing at the time required the same sheet of paper to go through up to 4 passes in a press, poor image quality was common. Those drawings Carrier did are recognized as the world’s first modern air conditioning system.
After the cutting-edge system was installed in 1902, from that point on, experts in the field decided that air conditioning must function in the following 4 ways: control temperature, control humidity, control air circulation and ventilation, and cleanse the air. Over the next few years, and testing A/C units in the field, Willis Carrier was granted a patent for an ‘Apparatus for Treating Air’ in January 1906. In 1908, a subsidiary of the Buffalo Forge Company was created – it was called The Carrier Air Conditioning Company of America and its Vice President was Willis Carrier. And now you know whom to thank for modern air conditioning and how it came to be!
