Well, we are halfway through another year. As in previous years, I am constantly being asked about the market, and I am happy to provide whatever information I have. “Are things selling? It seems like there are a lot of houses for sale. Are prices falling?” The market is, let’s say, complex at the moment. In the Greater Phoenix market, closings in June were up 3% from a year ago, but down 6% from May. The median resale sales price was $459,994 down 1.1% from June of 2024 and down 2.3% from May.


Let’s take a closer look at what is going on in Sun Lakes. Last year at midyear, we had 63 active listings in Sun Lakes. Today as I write this, we have 133 active listings, but that is down significantly from the nearly 200 we had for most of the “prime” selling season (January through April). The Cromford Index for Sun Lakes, which tells us whether we are in a buyer’s or seller’s market (score of 100 is a balanced market), was in the high 60s to 70s for the prime season - a slight buyer’s market. In the last 4 weeks, it has steadily climbed, with falling supply and increased buyer activity (demand), to its current level of 103.2.

As you can see from the above chart, sales volume is down again from the same period last year. Prices in Sun Lakes have held their ground over the past 12 months, contrary to popular perception. There are active buyers out there and things are selling! The summer and fall are looking like they are going to be similar to pre-COVID years, with low inventory and closer to normal buyer activity. Economic uncertainty, tariff-related inflation concerns, geo-political unrest, and interest rates variability will all continue to affect buyer and seller perspectives.

- 1 large jar of fruit baby food
- 2 Tbsp peanut butter
- 2 Tbsp honey
Directions
- Blend all ingredients together.
- Freeze mixture in small paper cups or large ice cube trays.

Headache Season 2025 – Part 2
Last month was National Migraine and Headache Awareness Month, and in our June newsletter, we provided six tips that may help you have fewer headache days or improve the pain when they happen. This month, we are sharing five recipes for some home remedies that could help as well.
Give these natural options a try the next time a headache strikes – you probably have most of the ingredients at home already.

Ginger Tea for Inflammation-Based Headaches
Why it works: Ginger contains anti-inflammatory compounds that help reduce pain, especially in migraines and tension headaches.
Ingredients:
- 1-inch piece of fresh ginger (or 1 tsp dried ginger powder)
- 2 cups of water
- Optional: honey or lemon for taste
Directions:
- Peel and slice the ginger.
- Boil in water for 10–15 minutes.
- Strain and drink while warm.
- Drink 1–2 times a day as needed.
Peppermint Oil Scalp Massage for Tension Headaches
Why it works: Peppermint oil has a cooling effect and can increase blood flow, helping to ease muscle tension and headache pain.
Ingredients:
- 3 drops peppermint essential oil
- 1 Tbsp carrier oil (like coconut, almond, or olive oil)
Directions:
- Mix oils together.
- Gently massage into your temples, forehead, and the back of your neck.
- Relax in a dark, quiet room for 15–30 minutes.
Cinnamon Paste for Sinus or Cold-Related Headaches
Why it works: Cinnamon has warming properties that can ease cold-induced headaches by improving blood flow and reducing sinus pressure.
Ingredients:
- 1 Tbsp cinnamon powder
- Enough water or milk to form a paste
Directions:
- Mix ingredients into a thick paste.
- Apply to your forehead and temples.
- Leave on for 10–15 minutes, then rinse off with warm water.
Hydrating Cucumber-Mint Water for Dehydration Headaches
Why it works: Headaches are often caused by dehydration. This infused water helps replenish fluids and provides soothing, anti-inflammatory benefits.
Ingredients:
- 1 cucumber, thinly sliced
- A few fresh mint leaves or 1 Tbsp dried mint
- 4 cups cold water
- Optional: lemon slices
Directions:
- Combine all ingredients in a pitcher.
- Let infuse in the refrigerator for at least 30 minutes to 1 hour (the longer the better).
- Sip throughout the day.
Apple Cider Vinegar Steam for Sinus Headaches
Why it works: Apple cider vinegar (ACV) helps thin mucus and relieve sinus pressure, which can reduce headache pain.
Ingredients:
- ¼ cup raw apple cider vinegar
- 2 cups of water
- A large bowl and towel
Directions:
- Bring the water to a boil and pour it into a bowl.
- Add the ACV.
- Lean over the bowl with a towel draped over your head to trap the steam.
- Breathe deeply for 5–10 minutes.
Remember to always stay hydrated (water is your first line of defense), and take the time to rest in a dark, quiet room if your headache is severe. With these simple, natural home remedies, and the six tips we shared in June, you may find fast relief from headaches using what’s already in your kitchen or bathroom cabinet.
If headaches persist or worsen, consult a healthcare provider. They can help identify underlying causes and recommend treatments tailored to your needs. Small lifestyle adjustments can make a big difference in reducing the frequency and severity of headaches.
