The Kolb Team Newsletter – June 2019
June is nearing an end and we are all gearing up to celebrate Independence Day in a couple of weeks! One of our favorite childhood memories was celebrating July 4th at the lake. We always had great BBQ food, cold watermelon and cantaloupe.
As the skies began to darken and the stars emerged, our family crawled into the boat and set out for the middle of the lake with many others who were eager to watch the fireworks “boatside”. Ahhhh….the days of old!
We are doing some new things in the coming weeks and one is included in this newsletter. Arizona, with its immense diversity, offers so many spectacular things to do and see.
So, we have created an Arizona Bucket List we will feature in each of our newsletters. Because both Kolb families traveled together to see Antelope Canyon for the first-time last September, that is our first featured in this newsletter. Look for more to come in each edition. Our other project is a complete renovation of our website. Like our homes, after a while, we need a remodel or a complete renovation. You will find the same great content you have said you love, and you will find it easier to navigate and find the information you want to see. Watch for a feature on our new website and team video in the July newsletter!
We are scheduling events including a seminar from Barnet Dulaney & Perkins on eye health. That will be in August so watch for the date in the next newsletter or on our Sun Lakes Facebook page. The seminar will feature topics on dry eye, wet and dry macular degeneration, cataracts and cataract surgery and other important health topics for our eyes! This will be a FREE seminar to Sun Lakes residents.

Giving Back to The Community
Annually, Keller Williams nationwide holds what they call Red Day. That is where KW offices all over close down and agents don their red shirts and set out to give back to the communities in which we live.
This year KWIF (our brokerage) chose Jacob’s Mission as the charitable organization. Jacob’s Mission is dedicated to supporting children and families whose lives have been impacted by foster care.
Services we offer will include respite care, therapeutic programs, family activities, peer-to-peer support groups, education and training on utilizing Jacob’s Law to obtain behavioral health services, providing resources to families and caregivers on successfully navigating the foster care system, raising awareness and recruiting new foster families in our community, and advocating for those families and their children.
Over 100 agents showed up to work on landscaping, setting up playground equipment, interior decorating, cleaning, sorting clothes and toys. KW culture is all about giving back and that’s one of the reasons we love Keller Williams. Every month we look for an opportunity to give back to the communities that have given us so much.
Giving Back Promotes Good Health!
Being retired means you finally have the opportunity to do those things that you couldn’t quite fit in while working and/or raising your family —traveling, reading, cultivating long-neglected hobbies (or, learning a new one!), or giving back to the community through volunteering.
Volunteering doesn’t just benefit the organization you choose to help, it’s also a great way to reestablish that sense of identity, as well as purpose, in your life. According to a Merrill Lynch study, those over 55 make up 31% of the adult U.S. population aged 25 and over, retirees account for 45% of the total hours volunteered.
Whether it’s shelving books at the local library or taking shelter pets for walks, there are many meaningful reasons to spend time volunteering. In fact, retirees who volunteer also notice benefits to their physical well-being, their emotional well-being, and the overall health of their communities. So, get out there and pick the right charity and role for yourself! Volunteering can prove to be both a rewarding and fulfilling activity in your retirement years.
Tips for Staging your Home to Sell Fast
CLUE stands for ‘Comprehensive Loss Underwriting Exchange’ (AKA Insurance Claims Loss History)
In Arizona, our purchase contract states the buyer is entitled to a 5-year claims loss history to show any claims that may have been paid on the property during that time.
If the seller has owned the home less than 5 years, they will only give the report for that length of time. If the report indicates a claim, the buyer should find out exactly what occurred and what work was done.
For example, if a home flooded, the buyer would want to know if mold was discovered and remediated. A mold remediation certificate should be given as proof. It is important to note that the seller is not required to give the loss history or the seller property disclosure.
During the days when banks were foreclosing and flipping homes, most would have a caveat that the buyer had to waive the SPDS and CLUE documents. The claim was that they never lived in the house and therefore did not know the answers. It is important to know what information you are entitled to but forfeiting if the seller will not provide both the SPDS and the CLUE reports.

Arizona Bucket List
As promised, every month we will feature one of the dynamic Arizona destinations that should be included on a bucket list to visit. Our first is one both Kolb Team families visited in September and that is Antelope Canyon. It is a must see with its awe-inspiring photo opportunities. It is just under 300 miles from Chandler and about a 5-hour drive. Located in Page, Arizona, you will want to include Lake Powell and Horseshoe Bend in your sightseeing trip!
Antelope Canyon is a ‘slot canyon’ located in Arizona, east of Page and on Navajo land. Antelope Canyon is comprised of two scenic slot canyon sections: “Upper Antelope Canyon” or “The Crack”; and “Lower Antelope Canyon” or “The Corkscrew”.
As you approach the slot canyon entry, it is non-impressive with a narrow opening leading into the rock formation. You enter with your jaw dropping to the floor as you wind through the amazing formations that offer natural light forming images on the canyon walls. Guides will usher smaller groups through while stopping at key photo op spots.
