Every year around this time, Micah Miranda, the Economic Development Director for the City of Chandler, does an economic update presentation for the Chandler Rotary Club. It is always an eye-opening presentation filled with very interesting statistics and graphics about the present state of the Chandler economy. This first slide shows some of the national recognition Chandler has recently received.

The next two slides show Chandler’s population growth and the demographic distribution of the Chandler workforce. It is interesting to see how evenly the workforce is distributed between different age groups. The education level of the workforce is considerably higher than the national level, which translates to a higher average household income.


Economic development in Chandler is laser-focused on bringing more high-tech companies to Chandler and additional growth and jobs in the existing high tech sector. Intel remains by far the largest employer in the area, but multiple other companies like Wells Fargo, Northrup Grumman, and others continue to grow as well.


Maricopa County remains the fastest growing county in the entire country, and if Chandler is any indicator, we can definitely see why. There is no sign that this is going to change anytime soon, which means housing supply is going to continue to have trouble keeping up with demand.

Seller Concessions
Seller concessions are closing costs that the seller has agreed to pay.
Sometimes, you can ask the seller to contribute to specific closing costs. Other times, sellers may simply pay a percentage of the total closing costs.
What Closing Costs Do Seller Concessions Cover?
The seller may be able to cover part or all of these closing costs:
- Property taxes: Pre-paid property tax through the end of the year at closing.
- Title insurance: Title insurance protects you and your lender if someone comes forth with a claim for the home’s title.
- Loan origination fees: These origination fees cover your lender’s charges for processing your loan.
- Inspection fees: Inspection fees cover the cost of inspections required for the loan. For example, in some states and on some loans, a pest inspector must evaluate your property before a sale can go through.
- Recording fees: Recording fees cover the expense of documenting your home’s purchase with your local government.
- Appraisal fee: This covers the cost of getting a licensed third-party appraisal of the home to determine the market value.
- Points: Mortgage points (also known as discount points) are upfront interest you pay to reduce your interest rate.

As the temperature heats up, we’d like to remind Chaucer and all other pets and pet parents to keep those paws cool in Sun Lakes and beyond! When you want to take your furbaby for a walk, you can check the surface with your hand. If it feels very hot or is uncomfortable for you, it will definitely be unpleasant or even painful for your pet. Did you know that the temperature of concrete and asphalt when compared to the temperature outside can be as high as this chart shows? Yikes!
Fruit Granita
With costs of just about everything being so high now, getting the groceries you need and some special extras you want has become much more difficult for many households. Even if you want to have your own garden to grow produce and herbs, the price of seeds and seedlings has increased.
There is a way to get around this though, and you might be surprised at just how easy it is. This method will require a few relatively inexpensive purchases, but after that, you’ll be able to create a very inexpensive produce department at your own home!
From citrus fruits to berries, pineapples to avocados, you can take the usual discards from your produce purchases and grow your own fruits and veggies. Check out this video to learn how to start propagating your own produce department!

Granita Ingredients:
- 4 cups cubed fruit (berries, melons, citrus, or stone fruits (about 1.5 pounds)
- 1/4 cup freshly squeezed lime or lemon juice (from about 2 whole fruits)
- About 1/4 cup granulated sugar (add more or less depending on the fruit’s sweetness)
- 1/8 teaspoon kosher salt or spice (optional, but adds depth of flavor)
- Yogurt, for serving (optional)
Sugared Citrus Zest Topping Ingredients (optional):
- About 1/4 cup granulated sugar or alternative sweetener like maple syrup, agave, or honey)
- 1 Tbsp finely grated citrus zest
- 1/2 teaspoon red pepper flakes (optional)
Directions:
- Combine the fruit, juice, sugar/sweetener, and salt in a blender or food processor fitted with the blade attachment and blend until smooth, about 1 minute.
- Pour the purée into a 9x13-inch metal pan. The purée should be about 1/2 inch deep, although it's fine if the purée is deeper; it will just take longer to freeze.
- Freeze the fruit purée for about 30 minutes.
- Scrape the granita with a fork and put in the freezer again for about 30 minutes.
- Take the pan out of the freezer. The fruit mix purée should have begun to freeze, especially around the edges and top. Scrape the mixture with a fork and return to the freezer.
- Repeat this process every 30 minutes for a total of about 4 hours. The granita is done when the mixture is completely frozen and appears dry and flaky in texture.
- Make the optional topping by stirring the sugar, lime zest, and pepper flakes together in a small bowl. Set aside until ready to serve.
- Scoop the granita into bowls and serve. You can serve with yogurt for a creamier texture or alone for a more fruity experience. Top with sugared lime zest mixture if desired.

Did you know that herbs you buy can provide you with continuous flavor? All you need to do is give fresh cilantro, parsley, mint, green onions, chives, and other herbs a favorable growing environment. Simply place these herbs in about an inch of water and moderate sunlight, then snip of as needed. They continue to grow and provide herbaceous goodness, as long as you give them a little bit of water and sunlight!
Both of these are also fun projects to do with your grandkids, other family members, and neighbors! If you coordinate with the community what each of you will try to grow, you eventually all might be able to skip the produce department and save money!
