Red Day
A big part of why The Kolb Team is with Keller Williams is the incredible culture. Keller Williams is committed to the success of their agents in the form of a culture of sharing best practices among the agents and brokers companywide. But that culture of sharing and generosity also reaches outside the company in many forms. The most important of those is Red Day.
Since 2009, Keller Williams brokerages and agents around the world set aside the second Thursday in May to stop work and give back to the communities they serve. The brokerage we work for - Keller Williams Integrity First (KWIF) - is especially committed and effective at executing successful, impactful Red Days.
In 2019, KWIF chose Jacob’s Mission as the benefactor of our day of giving back. Jacob’s Mission Community Center is a facility/resource for foster families providing much needed respite care, after school activities, training, support groups, food, clothing, and much more.
In 2019, Jacob’s Mission was just getting established, and KWIF Red Day gave them a huge boost when over 100 Keller Williams Agents showed up for a day of projects that included sorting donated clothes by size and sex, organizing the food pantry, setting up a library, laying 100s of yards of PVC pipe for the irrigation system, and assembling and installing an outdoor playground.
This year, we were back at Jacob’s Mission, which is now open and providing all kinds of services and resources for foster families. As a brokerage, we ran a month-long food drive leading up to Red Day, and our agents and clients gave over 10,000 pounds of food to be sorted and distributed on Red Day.
Another project was building a horse corral where horses can be brought in for the day and foster kids can learn to ride and care for the horses. Another group of agents laid pavers for a reflective Zen garden where kids can sit outside and read and relax. In total, over 100 Keller Williams agents took a day out of our busy real estate lives to give back to the community that gives so much to us. The Kolb Team was once again proud to be a part of such an amazing company day of giving!
The Cure Clause
In Arizona, our purchase contract contains a Cure clause. When one party fails to perform (or breaches the contract), a cure notice can be issued. The breaching party has 3 days in which to cure the breach, or they forfeit their earnest money and can sue for damages.
An example is a buyer whose lender is not able to fund the loan in a timely manner to close. The buyer is required to notify the seller (through their agents)that every attempt is being made by the agents to move the process along. There are occasions when it is out of everyone’s hand, except for the lender. The seller can extend the closing date if desired, or they can issue a cure notice. If the buyer fails to close on time after the cure notice has been issued, the buyer will forfeit their earnest money.
Conversely, a seller can breach. An example would be the seller decides they are
not going to sell. The buyer has already paid for the inspections, appraisal, and possibly incurred costs to move. The buyer can issue a cure notice and if the seller does not follow through with selling, the buyer may file a lawsuit for damages. We make it a practice to know the contract and help our clients through the process. As much as we want everything to flow smoothly, some things are out of our hands and that’s one more reason to use an experienced real estate agent.

Recipe of the Month
Tasty Granola Even Kids Can Make
Here is a fun easy recipe you can make with the grandkids.
Ingredients:
- ⅓ cup super-chunky peanut butter
- 2 cups quick oats
- ½ cup natural wheat germ
- ½ cup honey
- ½ cup raisins
Directions
- Mix all ingredients well (except for raisins).
- Spread mixture in 10x15 inch baking pan.
- Bake at 275°F for 30 minutes, stirring occasionally. .
- Remove from oven, add raisins and stir to evenly distribute.
- Cool thoroughly before storing.

Why Call it "Pickleball"?
Invented on Bainbridge Island in 1965 by three dads, Pickleball has grown to an international sensation from the boredom of summertime. While no pickles are required for play, the name is said to originate from the combination of different sports, or after one of the creator’s dogs (named Pickles), or both.
If you aren’t familiar with the rules of pickleball, you’ll want to review them before attempting a match, as service, dinks, groundstrokes, lobs, dropshots, volleys, and the overhead smash will play important parts in your success. We also have some tips for a winning game below, straight from USA Pickleball
Tips for New Players:
- Listen and accept suggestions that you’ve violated a rule. It’s to your benefit.
- Don’t try to serve hard or near the sidelines.
- Loft service returns so they go deep, giving you time to get to the non-volley line.
- Remember that both the serve and the serve return must bounce before you can hit the ball, so remain at or behind the baseline after serving to receive the third shot.
- Always get to the non-volley line as soon as you can. It’s the strongest position.
- Face the player who will hit the ball, not the net. You will be better placed to hit the ball.
- Keep your paddle high, near your chest; your reaction time will be quicker.
- Keep the ball in play -- let your opponent make the mistakes. Seventy-five percent of all rallies are won or lost because of unforced errors, many of them at the baseline.
- Return your baseline shots to the center line as often as you can.
- Use your forehand for power, especially on the serve return, but also developing a good backhand will give you a more complete game.
- Placement is much more important than power; emphasize control over pace.
- Don’t try to make a lot of sideline shots; they are low percentage. Hit to open areas (i.e., hit it where they aren’t).
- Make note whether an opponent is right or left-handed. Avoid hitting to the opponent’s strong side.
- Don’t take your partner’s shots away by crowding his/her position. Do move to the centerline when your partner is pulled to the sideline to return a shot.
