This current market is oddly very similar to exactly one year ago. Inventory remains very low, though a little higher than last September. However, for a number of reasons, buyer demand is lagging as well. Hence, a slow market with very little inventory to choose from, and slow buyer/showing activity is the current state of the real estate market.

BUYERS: I suspect that some of the slow buyer activity can be attributed to the uncertainty of the presidential election year. Another factor is likely this extended, oppressive, record-setting summer. We finally saw a downward move in interest rates from the Federal Reserve, but some buyers are still waiting until interest rates go down further. Flash back to 3 years ago when some of those same buyers were “waiting” for housing prices to come down when interest rates were still at 3%. I’ll say it again: waiting for the perfect home, at the perfect time, at the perfect price, and the perfect mortgage rate is an exhausting and futile endeavor. The reason being that when all the perfect boxes are checked off, there is a line of competing buyers that make the experience… well ...less than perfect.
SELLERS: The average sale price in Maricopa County in September was $560,996, up 3.2% from last year. Reality has finally set in, and sellers are starting to come to the realization that they need to be patient in this market, and they can’t be greedy. Very few houses are selling for full price and average days on market in Maricopa County are up to 72. Maricopa County is approaching a balanced market
SUN LAKES: A few things to note about the chart below comparing the first 3 quarters of the last 3 years in Sun Lakes.
- The market peaked in June of 2022 and prices retreated about 10-12% from then until February of 2023.
- Prices are up about 7.5% over the same period last year.
- Closed volume is running slightly ahead of last year.
- Average days on market is still below ”normal” for Sun Lakes which is around 90 days, but we have not had a normal real estate market in Sun Lakes since 2019.
Because inventory remains low in Sun Lakes at around 100 active listings, we are still technically in a sellers’ market. But because buyer activity is also very low, we are effectively in a weak sellers’ market.

Recipe of the Month
Pumpkin Spice Latte
Yield: 2 servings
Ingredients:
- 1/2 c strong hot coffee or 2 shots espresso
- 2 c milk of choice, dairy or non-dairy
- 2 tbsp pumpkin puree, or more to taste
- 1 tbsp sugar or maple syrup, or more to taste
- 1 tbsp vanilla extract
- 1/2 tsp pumpkin pie spice, plus more for serving
- Whipped cream, optional for serving

Directions:
- Add milk, pumpkin puree, and sugar to a saucepan over medium heat. Slowly heat the milk until hot, but do not boil.
- Remove the saucepan from the heat and whisk in the vanilla, pumpkin pie spice, and the coffee or espresso. Taste and adjust with more sugar or spices.
- Divide the mixture between two mugs.
- Top with whipped cream and a sprinkle of pumpkin pie spice.
Fire Cider and Fire Honey May Help You Fight Winter Sickness & Boost Your Wellness… But You Need to Make it Now
Have you heard of Fire Cider or Fire Honey? These potent brews may offer you several benefits including:

In the 1970s, Rosemary Gladstar, an Herbalist, developed a fire cider recipe. The tonic is an oxymel, which is an herbal remedy combining vinegar, honey, and spices – ingredients which have been used for healing since ancient times.

Even The Old Farmer’s Almanac, an over 225-year-old go-to resource for everything from weather patterns to gardening advice, mentions Fire Cider. For thousands of years, indigenous healers around the world have been using vinegar and herbs to brew these types of remedies – basically, wherever apples could be grown, some were used to make vinegar, and the vinegar had many uses, including herbal tonics.
It’s always a good idea to check with your medical providers before incorporating anything new into your health regimen. If you’d like to try Fire Cider or Fire Honey, both are easy to make, and you probably have most – if not all – of the ingredients in your kitchen already. With “fire” in the name, you probably expect it to be spicy and potent, and when you check out the two recipes below, you’ll see you’re absolutely correct. Keep in mind though that the ingredients can be adjusted to accommodate your preferences and tolerance for spiciness. To be clear, that means you can, for example, decrease the amount of one or all of the spices or leave one out altogether.
Once your Fire Cider and/or Fire Honey is ready, you can use it in a few different ways. You can take some daily to boost your system during cold and flu season – about 1-2 tablespoons of Fire Cider, 1-2 teaspoons of Fire Honey. If you find the flavor too overpowering, you can add the Fire Cider to water, the Fire Honey to tea or water. If you’re trying to fight off a cold or flu, you can take the same amounts a few times a day. The ingredients may help break up mucus, clear congestion, support blood circulation, lower inflammation, and aid in digestion if taken before eating. Some people have even reported that it has helped with acid reflux or chronic low levels of stomach acid – remember to check with your medical practitioners before use, just to be safe.
Fire Cider
Fermenting/“Brewing” Time: 4-6 weeks
Store in a cool place
Ingredients:
- 32-ounce mason jar with lid and collar
- 1/2 red onion, chopped into chunks
- 1 bulb of garlic, chopped
- 1 jalapeño, sliced (you can remove some/all of the ribs and seeds, if desired)
- 1 lemon with the peel, roughly chopped
- 1 orange with the peel, roughly chopped
- 1 handful of fresh ginger
- A few sprigs of fresh rosemary
- A handful of fresh parsley
- A handful of black peppercorns
- 1 tsp ground turmeric
- 1 tbsp ground cayenne pepper
- Raw unfiltered, apple cider vinegar
- Parchment paper
Directions:
- Add all ingredients except for the apple cider vinegar to your mason jar.
- Fill the jar with the apple cider vinegar, leaving about an inch of headspace.
- Place the parchment paper over the top of the mason jar, then put the lid and collar on the jar and shake it well. The parchment paper helps prevent corrosion to the mason jar lid.
- Shake daily for best results.
- Let it sit for 4 to 6 weeks on your countertop or in the pantry.
Fire Honey
Fermenting/“Brewing” Time: None required, but it gets more potent as it sits
Can be stored in the pantry or refrigerator (cold storage is recommended).
Ingredients:
- 6–8-ounce glass container with lid
- 1 tsp cayenne pepper
- 1 tsp ground ginger
- 1 tsp turmeric
- 1 tsp cinnamon
- 1 tsp black pepper
- About 4-6 ounces raw unfiltered honey (local is best if you can get it)
Directions:
- Add honey to glass container.
- Add the rest of the ingredients to the honey.
- Stir well.
