Is this the month the Fed is going to finally make that anticipated rate cut? Mortgage rates are certainly acting like it is with the 30-year mortgage rate falling to 6.35%, the lowest level since October 2024. This was the eighth consecutive week of steady or declining rates.
This consistent downward trend has spurred borrower demand as applications are up 9.2% overall from the week ending September 5. This drop below 6.5% seems to be having an important psychological effect on buyers.
Recent weak jobs reports and a significant downward revision of labor market figures will certainly be data points that will offset the inflation numbers that have the most recent CPI in August reading at 2.9%, up from 2.7% in June and July and the highest reading since January.

The jobs data has led to speculation that not only will the Fed almost certainly cut short-term interest rates next week, but it may look to making cuts at each of its three remaining meetings this year. Will that lead to even lower mortgage rates? Not likely much lower as mortgage rates are tied much closer to the 10-year treasury rate which have remained stubbornly high. But it would signal to buyers that rates have stabilized and likely will not start heading higher, hopefully increasing buyer confidence and activity.

Zucchini Patties
Ingredients:
- 2 c zucchini, grated
- 2 large eggs, beaten
- ½ c all-purpose flour
- ½ c grated Parmesan cheese
- ½ c shredded mozzarella cheese
- ¼ c onion, chopped
- salt to taste
- 2 Tbsp vegetable oil

Directions
- Place grated zucchini in a clean kitchen towel or paper towels and squeeze it tightly with your hands to remove excess water.
- Place drained zucchini in a medium bowl; add eggs, flour, Parmesan cheese, mozzarella cheese, onion, and salt. Stir until well combined.
- Heat oil in a skillet over medium-high heat.
- Scoop tablespoonfuls of zucchini mixture into hot oil and fry, working in batches, until crisp and golden brown, about 2 minutes per side.

Hey, Honey! You’re so sweet!
Well, all of you are (We love our clients!) but we’re going to discuss a different type of honey, because September is National Honey Month! The golden elixir is such a versatile substance, used as a natural sweetener in food and drinks and a powerful ingredient in beauty routines.
This time of the year, honeybees are preparing for winter, which means the human honey harvesters are busy bees extracting it all for us, along with the honeycomb. Have you ever tried eating honeycomb? It’s very chewy and reminiscent of the candy made from little wax bottles with sweet liquid inside.

That trait comes from a layer of wax that envelops the honeycomb, which can also be chewed instead of gum. Quite an experience! Let’s learn a bit more about honey, so next month when we share 21 ways you can use honey in your daily life, you’ll be able to “wax” poetic about it to your “honey” – see what we did there?
Humans have incorporated honey into their lives since forever ago, proven by honey fossils that were discovered and dated, revealing they were at least 150 million years old. Cave paintings in Spain from about 8000 years ago show humans eating it. The Mayans attributed magical properties to honey.
Here are seven facts to know about honey:
- Worldwide, over 300 types of honey are recognized, but potentially thousands exist when taking into account unique combinations of nectar sources from various seasons and locations. Color, flavor, and aroma is determined by the flowers the bees collect nectar from.
- In the United States, there are almost 50 different kinds of honey.
- The country of Georgia boasts some of the oldest honey ever unearthed, clocking in at about 5500 years old.
- Honey is most commonly found in a variety of colors, including red, yellow, clear, and brown, and the shade of each color can vary (such as amber and gold).
- Did you know purple honey exists? Apparently, it is only found in the southern United States (primarily North Carolina) and is widely believed to be made by the bees using kudzu flowers, elderberries, or huckleberries.
- A single honeybee can only produce about 1/12 of a teaspoon over its life span.
- One-quart jars (32 ounces) of honey are a common find in farmers’ markets. It takes the lifetimes of approximately 23,000 bees to produce 32 ounces of honey. This yield can vary and may be as much as 55 ounces.
