2021 2nd Quarter Home Sales Sun Lakes Market Update
2nd quarter home sales continues trending upward going into the 3rd quarter of 2021. In the first place, Sun Lakes, AZ is still enjoying an amazing 20.6% appreciation in home values. This is over this same time period last year in 2020. With this in mind, there are currently only 25 active homes for sale in all of the Sun Lakes, AZ communities. Therefore, let us remind you that there are 9,967 homes in the 55+ community of Sun Lakes. With that said, this is an extremely low number. Well under 1%. So, as you can see, it is still a very strong seller’s market.
Average Sales Price for the 2nd Quarter of 2021 Sees an Appreciation of a Whopping 20.6%!
2021 2nd quarter home sales broken down by the number of homes sold, average price and days on market for Sun Lakes as a whole. Also, we will break it down for you by each community. As a matter of fact, Sun Lakes as a whole in the 2nd quarter of 2021 saw the sales of 221 homes. The average sales price was $388,794. In addition, during this time period average days on market was only 22. Markedly, down from 47 average days on market in 2020. Likewise, in 2020 151 homes closed with the average sales price of $322,370.
So, what does this mean? Well, homes are still being listed, but we have a very high, willing and able buyer demand and days on market are continually decreasing.
Home Sales Continue to Increase in IronOaks in 2021
Notably, home sales continue to see an increase in IronOaks during the 2nd quarter of 2021. For instance, 88 homes went under contract with the average sales price of $495,625. Comparatively, in 2020 for this same time period only 41 homes went under contract with the average price $406,320. Also, days on market between both years saw quite the decrease in 2021 with 22 average days on market and 2020 being 56. To 2020’s credit we were right smack in the middle of a Pandemic. The highest sales price for this quarter was $1,051,000
Cottonwood and Palo Verde Double Home Sales in 2021
To demonstrate, in the 2nd quarter of 2021 we see home sales rise in Cottonwood and Palo Verde. For instance, 71 homes sold in the this quarter with the average sales price of $396,169. Significantly, in 2020 we saw 41 home sales during this same time period with the average sales price of $336,439. Interesting to note, that average days on market in 2020 were 52 and only 18 in 2021. Highest home sale for this quarter was $750,000
Sun Lakes Country Club Sales Continue to Sizzle
Sun Lakes Country Club almost doubles sales over last year at this time. For instance, the 2nd quarter of 2021 saw sales of 62 homes with the average price of $274,588. Whereas, in 2020 34 homes were sold with the average sales price of $224,351. And again average days on market where much lower in 2021 with 22 days compared to 2020 with 47 average days on market. The highest sale for this time period was $389,000 in 2021.
Quite frankly, it is a seller’s market. But, the ready, willing and able buyer’s are out there and ready to do business. Thus, demand for homes continues to be very high.
