What is Going On?
More of the same, that is what’s going on. Buyer activity remains unusually low, especially in the active adult real estate market. Why, you ask? I feel there are a number of contributing factors. The 55+ demographic is for the most part acutely tuned in to all things economic and political. They watch a lot more “news” than the younger generations and they are hearing a lot of talk about economic uncertainty, tariffs, inflation, and even a possible recession.
In addition, they are watching their portfolios closely and these recent wild gyrations in the stock market are making a lot of retirees very uncomfortable. So, they are asking themselves, is this the right time to buy a retirement home or a second home?

The result, inventory in Sun Lakes is up to almost pre-pandemic levels, hovering around 180 active listings for the last couple months, but up significantly since the first of the year when we were closer to 100. The average number of days on the market is still around 60, but that is likely an artificially low number, being held down by the recent increase in listings. The real number is likely closer to 90. The new rules around buyers and buyer broker agreements are definitely having an effect on the number of showings. Only serious buyers, willing to officially engage an agent, are looking at houses. So, if you are selling in this market, plan for longer days on the market and less showings to get to a contract.
Now let’s talk about the Canadians. I get asked a lot if the Canadians are really selling, and if so, why? The answer is yes, there are a significant number of Canadians selling their winter homes here in Arizona. Some are selling for health reasons, which is common given the rules in their healthcare system around receiving care for serious illness/conditions in the United States. Some are selling for economic reasons. The Canadian dollar remains very weak vs the US dollar, making a 6-month stay in the US expensive. And with the talk of tariff-driven inflation, it could get worse. And yes, a number of Canadians are just not pleased with the current political climate in the United States, and specifically how they are being talked about by the current administration. But not all Canadians are selling of course. They still love it here, they have good friends here, and we love having them!

Recipe of the Month
Mocktail Mojito
Ingredients:
- 1/2 cup loosely packed fresh mint leaves plus 2 sprigs, for serving
- 3 limes, 1 quartered, 2 juiced (about 1/4 cup)
- 3 ounces non-alcoholic rum, such as Lyre’s White Cane Spirit, optional
- 2 tablespoons light agave syrup
- 2 cups of ice
- 1/2 cup seltzer or club soda

- Add the mint leaves and lime quarters to a cocktail shaker and muddle with a muddler or the handle of a wooden spoon until the mint has released its oils, about 20 seconds.
- Add the lime juice, non-alcoholic rum (if using), agave, and ice, then shake vigorously until the strainer starts to develop a frost on the outside, for about 30 seconds.
- Divide the contents equally between 2 large rocks or highball glasses.
- Fill the glasses with seltzer and serve with a fresh sprig of mint Ad enjoy!
Did You Know These Movies Were Filmed in the Phoenix Valley?
The Phoenix area offers more than just desert landscapes and endless sunshine, it has also been the backdrop for a number of notable films. With its diverse scenery, including rugged mountains and retro cityscapes, the area has attracted filmmakers for decades. Here are five movies that brought Hollywood to the heart of Arizona.

Raising Arizona (1987)
Directed by the Coen brothers, Joel and Ethan, Raising Arizona is a quirky crime-comedy that has become a cult classic. Much of the film was shot around the Phoenix area, including scenes in Tempe and Scottsdale. The unique desert surroundings and offbeat neighborhoods added to the film's surreal, off-kilter charm – a perfect fit for the Coen Brothers’ eccentric style. A young Nicolas Cage stole the show in this offbeat movie which also starred Holly Hunter and John Goodman.
Psycho (1960)
Alfred Hitchcock’s iconic thriller begins in downtown Phoenix. The opening sequence shows sweeping aerial views of the city, eventually focusing on a hotel room where Marion Crane, the main character, makes a fateful decision. Most of the movie was filmed in California, but those early scenes show Phoenix’s mid-century skyline. How long were you uneasy taking a shower after seeing Psycho?
Bill & Ted’s Excellent Adventure (1989)
While it is known for time travel hijinks, much of this movie was actually filmed in and around the Phoenix Valley. Metrocenter Mall in Phoenix stood in for the movie’s San Dimas Mall, and Coronado High School in Scottsdale was used for the school scenes. It’s a nostalgic throwback for locals who remember Phoenix in the late '80s. Bodacious!
The Kingdom (2007)
This action thriller starring Jamie Foxx and Jennifer Garner was partially filmed in Mesa, very close to Mesa Gateway Airport, which stood in for parts of the Middle East. The production team transformed desert areas in and around the Valley to replicate Riyadh, Saudi Arabia, using the region’s natural desert terrain and architecture to create a realistic setting.
Everything Must Go (2010)
Starring Will Ferrell in one of his first major dramatic roles, Everything Must Go was filmed entirely in Phoenix. The story revolves around a man who sets up residence on his front lawn after losing his job and marriage. The sun-drenched streets and quiet suburbs of Phoenix serve as a fitting backdrop for the film’s introspective mood.
From indie hits to Hollywood blockbusters, the Phoenix Valley continues to this day to play a supporting role in the movies, sometimes as itself and sometimes as somewhere else entirely. More and more films are being made outside of Los Angeles and New York City, so there’s no doubt the Phoenix area will host many more movie productions in the future.
