Buyer activity has definitely picked up in the last 30 days. Showings are up, open house attendance is up, and most importantly, contracts are being written. The Cromford Index is creeping toward 90 in Sun Lakes, with 100 being a balanced market. Increased demand is fueling falling inventory, with only 120 active listings as I write this, down from 159 at this time last month, a 25% drop in one month! The high water mark for inventory in Sun Lakes this year was 239 back in March.
I look for inventory to continue to fall over the summer with houses still selling, but not as many people listing their house thinking they should wait until fall. The truth is buyer activity does slow in the summer a bit, but there are always buyers watching the market for that right house. Listing in the summer means less competition.
If you are thinking of listing your house, the two main buyer areas of concern remain aging AC’s and end of life roofs. Even the newest homes in Oakwood built in 2006 now have 20 year old roof underlayment. Underlayments are generally good for 25-30 years, so if your house has original underlayment, be prepared for buyers to ask for a new roof, or at least a roof allowance. It is happening on almost every transaction with original underlayment. Replacement can run anywhere from $10,000 to $25,000 depending of course, on the size of the roof. If you had visited Sun Lakes, Arizona 55 years ago, you would have encountered a vast expanse of active farmland—nearly 2,600 acres, to be exact—just south of Chandler, which was a small agricultural town at that time. Today, Sun Lakes is a bustling community with nearly 10,000 homes and Chandler is a city of 280,000+ people. The development of the Sun Lakes community is credited to Edward J. Robson, a hockey player turned real estate agent who saw flat farmland and envisioned a retirement empire decades before “active adult community” was a mainstream concept.
Sun Lakes, Arizona was Robson’s first active adult community; the success of Sun Lakes directly funded and served as the model Robson repeated at SaddleBrooke, PebbleCreek, and others. Today, Robson Resort Communities house over 50,000 people across Texas and Arizona.
Ingredients:
- 2 onions, sliced
- 4-5 lb pork roast
- 5-6 cloves
- 2 c water
- 1 large onion, chopped
- 1-18oz bottle of barbecue sauce
Directions:
- Put half the sliced onions in the bottom of a slow cooker; then add meat, cloves, and water. Top with remaining sliced onion.
- Cover and cook overnight on low for 8-12 hours.
- Remove meat from slow cooker, and discard bone and fat from.
- Put meat back in the slow cooker and surround with chopped onion and barbecue sauce.
- Cover and cook on low for 8-12 more hours or on high for 3-5 hours, stirring 2 or 3 times.
