Real estate in Sun Lakes AZ is as hot as the temperatures this summer!
Prices are up and inventory is extremely low with only 59 homes for sale out of the nearly 10,000 that comprise all of the Sun Lakes Arizona communities.
Let’s take a look at the three separate homeowner associations to see what has sold for through the period January 1 – June 30, 2017.
Sun Lakes Arizona Market Trends by Community
Sun Lakes offers five separate communities in three homeowner associations.
SLHOA1 is Sun Lakes Country Club.
SLHOA2 is Cottonwood and Palo Verde.
SLHOA3 is Ironwood and Oakwood, also known as IronOaks.
This report will give you number of Sun Lakes Arizona homes sold for the first half of 2017, average and highest priced home sold, sale to list price ratio and average days on market. And, we will compare those numbers with the same period in 2016 so you can see the appreciation.
IronOaks Real Estate Market Update
For the period January 1 – June 30, 2017
162 homes have sold in IronOaks with an average sales price of $327,676.
The highest priced home to sell was at $570,000. Average days on market was 82 and s/l price ratio was 98%. Currently there are only 18 homes for sale out of the 4,019 homes that comprise IronOaks.
Compare that to same period 2016 when 156 homes sold with an average sales price of $333,676.
The highest price home to sell in 2016 was $840,000. Average days on market was almost the same at 83 days and the sale to list price ratio was slightly lower at 97%.
IronOaks homes have appreciated almost 2% in 2017 over 2016 for the first half of the year.
Cottonwood Palo Verde
For the same period in 2017 – 161 homes have sold in 2017 with an average sales price of $257,900 and the highest priced home to sell at $454,900. Average days on market was 72 and sale – list price ratio was 97%. Currently there are 33 homes for sale out of the 3,809 in Cottonwood and Palo Verde.
Compare to the same period in 2016 – 164 homes sold with an average sales price of $239,042 and the highest priced home sold at $415,000. Average days on market was 84 and sale to list price ratio was 97%.
Cottonwood Palo Verde homes appreciated just under 8% in 2017 over 2016 for this period.
Sun Lakes Country Club
Continuing with the same period in 2017 – 86 homes sold with an average sales price of $146,272 with the highest priced home at $299,900. Average days on market was 50 with a 97% sale to list price ratio.
2016 same period – 91 homes sold with an average sales price of $135,578 and a high sale of $239,900. Average days on market was 61 with a 96% sale to list price ratio.
Sun Lakes Country Club homes appreciated just under 8% for this period in 2017 over 2016.
