As we put 2025 in the rearview window and plunge into 2025, let’s take a look back at 2025 from a real estate perspective. As most of you know, The Kolb Team specializes in active adult communities. Let’s take a closer look at Sun Lakes (the active adult community where we live) that has a little over 10,000 homes.


A few other statistics headed into 2026:
- We currently have 212 Active or Coming Soon listings in Sun Lakes, up about 46% from last year at this time
- The Cromford Market index for Sun Lakes (which is an indicator of whether we are in a buyer’s or seller’s market, 100 being balanced) is sitting at 73.3 (a moderate buyer’s market)
- Demand index is at 86.3, closer to normal demand levels than we have been for months
- The supply index is 117.8 and rising
- Average days on market for the last quarter of 2025 is 85 days
Where are we heading? Well, if you look at historical sales in Sun Lakes between 2015 and 2021, you will see that the average number of homes sold was 688, or pretty consistently around 700 homes a year. But for the last 3 years, that average has dropped dramatically to 521. This would indicate that we potentially are looking at some pent-up supply that eventually will hit the market given the transitional nature of active adult communities as homeowners age out.

As interest rates continue to hover in the low to mid 6s, it is becoming increasingly obvious that they are not headed dramatically south anytime soon. Since buyer activity has picked up significantly in the past couple weeks, it appears that buyers are accepting the new norms and adjusting their expectations accordingly.

Recipe of the Month
Creamy “Marry Me” Chicken Soup
Ingredients:
- 1 tbsp olive oil
- 1 medium yellow onion, diced small
- ¼ tsp freshly ground pepper
- 2½ tsp salt, divided
- 1 tsp granulated garlic powder
- 1 tsp dried thyme
- 1 6-oz can tomato paste
- 1 qt chicken stock
- 2 c filtered water
- 1 tsp sugar
- ⅓ c sundried tomatoes in oil, chopped
- 3 c cooked chicken, diced or shredded
- 2 c small-shaped pasta (uncooked) such as orecchiette, ditalini, or farfalle
Ingredients to Add at the End:

Directions:
- Heat a large heavy bottom pot or Dutch oven over medium high heat. Add the olive oil, onion, and ¼ teaspoon salt and black pepper. Cook until the onion begins to soften, about 3-5 minutes, stirring frequently.
- Sprinkle the onion with the garlic powder and thyme, then cook until fragrant, about one minute, stirring constantly. Add the tomato paste and cook for 30 seconds, stirring constantly.
- Add the chicken stock and 2 cups of water, scraping up any browned bits from the bottom of the pan. Add 2 teaspoons salt, the sugar, sun dried tomatoes, and chicken, stirring to combine. Cover and bring to a rolling boil.
- Add the pasta, stirring to ensure the pasta doesn’t stick. Cover, reduce to a strong simmer, and cook until the pasta is just cooked through, about 8-15 minutes, depending on the pasta shape. Uncover and stir occasionally to prevent the pasta from sticking together and anything sticking to the bottom of the pan.
- Turn the heat off, uncover, and add the cream, parmesan cheese, vinegar, and spinach, stirring to combine. Taste and adjust seasonings if necessary.

1. They Value Cognitive Offloading on Their Own Terms
People who write grocery lists by hand understand the mental relief of getting tasks out of their heads, however, they prefer physical offloading over digital. Writing engages motor memory and visual recognition, making the list easier to recall even when it’s forgotten at home (usually on the kitchen table). Many handwritten list users can mentally reconstruct the list aisle by aisle because just the act of writing helped encode it more deeply than tapping on a screen ever could. Have you ever forgotten your list at home but did a pretty good job of remembering what was on it?
2. They Are Creatures of Habit (in a Good Way)
Handwritten grocery lists are often written in the same order every week: produce first, then dairy, then pantry staples, for example. This reflects comfort with the handwritten grocery list routine, as well as an appreciation for efficiency born from repetition. These individuals aren’t resistant to change – they just don’t change what already works. The grocery store becomes a familiar landscape, and the list a map refined over years. 3. They Prefer Tangible Tools
There is sensory satisfaction when it comes to paper that screens just don’t provide: the scratch of a pen, the visual crossing-out of items, the folded list tucked into a pocket. For them, a grocery list doesn’t need syncing, notifications, or battery life. Pen and paper are fast, reliable, and immune to crashes. This trait reflects practical minimalism rather than nostalgia. 5. They Find Meaning in Small Rituals
Writing a grocery list can be a quiet ritual, often done at the kitchen table, before the beginning of another hectic week begins. It represents planning, care, and anticipation. For many, it’s also tied to identity: providing for a household, cooking thoughtfully, or maintaining independence. These small rituals create continuity in a fast-moving world.
