Holiday Time!
Wow, 2022 has flown by… and now we are already entering holiday season! It’s a time to reflect on everything we are thankful for and spend quality time with family and friends. What I am most thankful for is that the election is over and we don’t have to watch the deluge of political ads anymore! No matter what side of the political spectrum you sit, I know of no one who actually likes the ads.
As you all are well aware, the market has shifted in the last 5 months or so. Interest rates in the 7% range have cooled buyer demand nationwide. Prices have backed off a bit as a result. The greater Phoenix median sales price peaked in May at $480,000, but has since retreated to $436,000 in October, a 9% decline in only 5 months. With demand remaining low, prices will likely continue to decline through the remainder of the year.
Demand is not dead though. In order to have a healthy real estate market, two things are needed. They are jobs and inbound migration, and the Greater Phoenix area has no shortage of either. The Greater Phoenix Economic Council (GPEC) reports that during the period from 10/1/2021 – 9/30/2022:
- 55 new businesses came to Greater Phoenix
- 10,859 new jobs became available
- $635M+ in payroll was generated
- Average high-wage salary: $76,000
Couple those developments with the staggering statistic that there are 10,000 baby boomers retiring every day for the next 8 years or so, and Arizona still remains one of the top two relocation destinations for retirees (next to Florida).
So let’s not fret about real estate, or interest rates, or inflation for a few weeks and enjoy making quality memories with family and friends. Time goes so fast… Seize the moments while you can!

Recipe of the Month
Sourdough Biscuits
Ingredients:
- 1 packet (or ¼ oz or 2¼ tsps) instant yeast
- 1 c warm water (about 100-105°F is best)
- 2 c buttermilk
- ¾ c cooking oil
- ¼ c sugar
- 4 Tbsp baking powder
- 1 tsp baking soda
Notes: No need to let this dough rise before baking. Dough can be kept for 2 weeks in the refrigerator and used as needed, so it’s the perfect quick biscuit recipe for the holidays!
Directions:
- Dissolve yeast in warm water. Pro Tip: The water can’t be too hot, or it will kill the yeast. If you don't have a thermometer, just test a few drops on the inside of your wrist - if it feels very warm but not burning, it should be fine.
- Combine all ingredients in a bowl and lightly knead just until a cohesive dough is formed.
- Place dough in covered bowl in refrigerator.
- When ready to use, take out as much dough as needed for the number of biscuits to be baked.
- Roll dough out on a floured board to ½” thickness. Cut biscuits using either a knife (for more rustic biscuits), a scalloped biscuit cutter, or even the top of a glass will do (just dip the rim in flour first).
- Bake at 400°F on cookie sheet for 12 minutes. If you wish, before baking, you can brush the tops with an egg wash or melted butter for extra flavor, and if you like them a little sweet, sprinkle on a bit of sugar too.

Once again, our Shred-A-Thon was a huge success! We had over 100 cars come through with shredding and donations for Jacob’s Mission.
