The Kolb Team Newsletter – February 2019
February is almost a memory and March is right around the corner. Where has the season gone? For many of our snowbirds, they begin to leave in early to mid-April. Although, this has been a little cooler winter, it is no comparison to the bone chilling temps and snow around the country. Arizona is still a fabulous place to winter or live year-round. Real estate sales continue to climb, and prices are holding as well, for now. A shift may occur towards the end of 2019 or beginning of 2020. If you are thinking of selling, it’s not too late! Many of our sales occur in April, May and June. Last year we closed multiple homes every single month of the summer. Newsletter February 2019
As of February 11, 134 homes are actively listed for sale in Sun Lakes. There are 71 under contract and 60 have closed this year. The Kolb Team has gained market share with 25 active and under contract listings. On average, our listings are selling in 37 days.Newsletter February 2019

BINSR – (pronounced BINZER)
BINSR is an acronym for Buyer Instruction Notice Seller Response. This form is used and is accompanied with the summary report of the home inspection. The buyer indicates on this form those items they are requesting the seller to repair or replace. The form is due to the sellers within 10 days of contract acceptance unless a different timeframe is agreed upon in writing in the purchase contract.
Once received by the seller, a response is due in five days. The seller and agent work together to determine costs associated with the requested repairs and then a written response is drafted and sent to the buyer’s agent. The responses are typically: seller will fix all items, seller will identify those they will fix and those they will not, and seller offers a credit at closing in lieu of any repairs. We work hand in hand with our buyers and sellers through this process.

Colleen and I are most fortunate that you were recommended to us by friends, who were also extremely pleased with your help with an Arizona home purchase. We had never been to Sun Lakes, and our cold email to you requesting info regarding renting was promptly addressed, with recommendations.
In fact, by the time we arrived we had corresponded so frequently that we felt we were already well acquainted. You had mentioned in early fall that once we had a taste of Sun Lakes, we would most likely become homeowners. Talk about perceptive!
We were concerned that viewing as many homes as we did would have you annoyed with us, but it didn’t seem to faze you. Having viewings with either of you was easy. Your cautious, diligent, low=keyed approach was not only helpful, but comforting.
You are a great team with very compatible approaches and tremendously armed with references and suggestions. We are excited to be new homeowners in AZ, and also importantly, appreciative of our newfound friendships. We will sincerely recommend The Kolb Team to any prospective clients, and we will be pleased to respond to any inquiries of your possible clients.
