February is almost a memory and March is right around the corner. Where has the season gone? For many of our snowbirds, they begin to leave in early to mid-April. Although, this has been a little cooler winter, it is no comparison to the bone chilling temps and snow around the country. Arizona is still a fabulous place to winter or live year-round. Real estate sales continue to climb, and prices are holding as well, for now. A shift may occur towards the end of 2019 or beginning of 2020. If you are thinking of selling, it’s not too late! As of February 11, 134 homes are actively listed for sale in Sun Lakes. There are 71 under contract and 60 have closed this year. The Kolb Team has gained market share with 25 active and under contract listings. On average, our listings are selling in 37 days.Newsletter February 2019

Fun Event – Senior Seminar
Our Senior Seminar held January 15th was another big success. Over 60 people attended to learn important information involved with the home selling process

BINSR – (pronounced BINZER)
BINSR is an acronym for Buyer Instruction Notice Seller Response. This form is used and is accompanied with the summary report of the home inspection. The buyer indicates on this form those items they are requesting the seller to repair or replace. The form is due to the sellers within 10 days of contract acceptance unless a different timeframe is agreed upon in writing in the purchase contract.
Once received by the seller, a response is due in five days. The seller and agent work together to determine costs associated with the requested repairs and then a written response is drafted and sent to the buyer’s agent. The responses are typically: seller will fix all items, seller will identify those they will fix and those they will not, and seller offers a credit at closing in lieu of any repairs. We work hand in hand with our buyers and sellers through this process.
